When you start shopping for a steel building and your checking the prices out, you may run across some salesmen or companies use the words surplus or clearance. Now your probably wondering if these so called surplus or clearance items even exist. Well the answer is that they do. Choosing one of these clearance or surplus buildings is one of the best ways to save a good amount of money when you have finally chosen the right steel building for you.
But when I say that they do exist, it is only in the context that I will be explaining further in this article, since there are a few sales companies that use the concept of clearance or surplus prefab steel buildings as a sales technique to make a customer think that they are getting a great deal in addition to a pressure tactic to make the customer think that they need to purchase these steel barns or steel garages immediately or else another customer acting quicker will win.
There are some distinct warning signs that the prefab building salesman that you’re dealing with is using the fake clearance building sales technique. It’s no secret that sometimes a real customer will purchase a steel garage and after the metal building has been fully fabricated something prohibits them from following through and accepting delivery.
These are the true surplus or clearance metal barns, fully fabricated and sitting in storage at the factory. If you tell your salesman that you would like to change the framed opening locations or possibly even the height of the building and he says that won’t be a problem and you can do that later after you sign the paperwork and place your deposit, you should know right then that it isn’t a true surplus metal garage.
This is where some people think they are saving a ton of money, but truly you are not adding on to it by telling them that you want to make changes to the building which they will charge you for. Not to mention that the building if truly is a clearance should be able to ship right away since it is already prefabricated.
Another thing to think about when taking advantage of these discount steel buildings is that no design load changes are possible. For example some of the things that can not change are the loads, say the building has a roof snow load of 20 and a wind load of 90, this can not be changed, and you should consult your building department to ensure that is okay.
Also, you want to make sure that the building dimensions are okay and the locations of doorways since these can not be changed.
Keep in mind if you want to add an accessory that it must be located on the field, things such as a window or walkdoor. This is a great way to save some money on adding such things to your building, remember that these companies are willing to sell you these things at incredible prices because they do not want to keep storing them.
