Finding good Conveyancing Solicitors is essential for a smooth and successful property sale so how do you find one?

Here are the top 3 things to look for:

1. “No Completion No Fee” guarantee

3. Quotes are “Fixed Fee”

3. A firm that will “match any quote”

Why are these 3 things so important?

1. Working on a “No Completion No Fee” basis

Quite simply, if your sale or purchase falls through you won’t have to pay.

And since poor legal work is a key reason for sales falling through you want to protect yourself.

If the sale falls through then a firm with a “No Completion No Fee” guarantee won’t get paid. That’s as good an incentive as there is for a solicitor to do a good job!

Very few law firms will offer this so what does it say if they do? That they are certain that they will do a good job and that the transaction will succeed.

2. Quotes on a “Fixed Fee” basis

The second thing to look for is a “Fixed Fee” quote. This means that however long your transaction takes you have the “peace of mind” of knowing how much you’ll be paying at the end.

It only takes a few complications for a bill of a few hundred pounds to grow into one of thousands so make sure you prevent this risk.

It also encourages your solicitor to be quick and accurate in their legal work. If they make mistakes or take too long they’re only costing themselves money. This also helps speed up your transaction, which can be sometimes be vital for success.

Make sure as well that your quote includes “disbursements”. This is the term solicitors use to describe expenses such as search fees. On a conveyancing transaction they can add up to almost as much as the legal fees, so make sure you know what they are in advance.

3. Give a “match any quote” guarantee

This guarantees you’ll get the best possible price.

A “match any quote” guarantee plus a “Fixed Fee” quote are the best way to get a great deal. You cap your liability, while taking advantage of the best possible price.
