How To Get Your Home Sold On Your Own

If you are not necessarily comfortable with the idea of handing over a fairly hefty commission to a real estate agent when you sell your house, then you might want to look into the possibility of selling it yourself. However, before you choose to take this route, it is certainly important for you to spend some time looking over the details of how this might occur.

One of the key things you need to work out will be how much it will actually cost you to sell your home by yourself against the costs of hiring an agent. If you were to sell your house for $100,000, and agent would charge a commission of roughly 6% or 7%. If you sold to a buyer who had an agent themselves, you would save half of this commission, while if you sold to a buyer who had no agent working on their behalf, you would save the entire commission rate.

This needs to be compare against the fact that you will have to spend both money and time selling the home yourself. The money that you spend will certainly be lower than the commission you will save, but you need to understand that you will be lacking professional services of the company.

It is also important that you are where that when you try to sell the house yourself you will have to answer calls and make appointments all on your own. As such, you need to be available at all times to talk to people and answer any questions and queries they may have.

You should also spend some time researching how much other homes within your neighbourhood have gone for over the last couple of years. It is important that you work out how much to put your home on the market for, and it is certainly a good idea to look to your neighbourhood in order to get some ideas of what value you can place on your home. At the same time, you should get the services of an agent to at least value the home for you to give you a good idea of what to place it on for.

You will then need to get the word out and make sure that you create enough marketing to get people talking about your home being on the market. You should therefore put up flyers and posters where ever possible and see if you can advertise your home in various businesses in your local community.

Of course, as a side note to all of this you need to be comfortable handling viewings yourself. If not, you may be able to enlist the help of a family member or friend, and could consider the option of holding open house days.
