A lot of people question, at what level would you hire a property management company to handle your properties?

The answer is not cut in stone. For one, it is a good idea that you manage your first property on your own to get a feel of what it takes. Remember that your first property should be relatively small according to your current income. If you are using real estate investments as your main long term goal for income, you should be learning how property management works first hand. Why, you ask? So you know what to look for when you hire a property management company. Not all people will agree with this, but it does help. People who are just investing in property for tax advantages and do not really care for finding the perfect property management company won’t want to do it on their own. Networking and asking around for references does help though.

There are a variety of excellent books that talk about managing a property by yourself. The Property Management for Dummies book is definitely a good read for people which might be getting into the business.

Obviously, you want to have good tenants that will look after your place as though it is their own. In a perfect world, this would happen. However, this isn’t a perfect world. There is a high chance that a few tenants couldn’t care less about the condition of your property and cause gradual damage to it. Others, if you are lucky, will treat the property with care and keep it in the same condition that they arrived in.

Some individuals will get so worried about getting their investment property loaded, that they will lease it to just about anyone. This is not a valid strategy. The ideal situation is to get a tenant that is going to be staying long term and will take care of your place with respect. A bad tenant can not only cost you money down the road, but they can also be obnoxious and drive your good tenants that you have away. That is one of the worst things that can happen, losing good tenants because of bad ones.

Property management is definitely something that is useful to have experience in. The main reason is so you will know what to look for when you decide to scale it up and hire a professional property management company.
