The fees might also be needed to take care of the activity spaces such as the clubhouses and sporting areas, which are usually only for the use of members.

In newer areas, when the developer is in charge of the HOA, the fees might be less than in older areas. Once the community begins to grow with new homeowners moving in, the HOA duties will be handed over to them. This is the time where fees collected may increase. Fines might also be implemented if the rules and regulations are not followed.

Remember, the Homeowners Association’s main purpose is to protect your property interest and to maintain the value of your home. And you’ll find that most of the quality neighborhoods have a HOA. So, prior to purchasing a house in any particular subdivision, you need to research the HOA. You’ll need to decide if their fees, and the rules concerning increases, are affordable for you. It’s important that you read through them carefully, as you’ll be required to follow them once you have moved in.
