Preparing Your Home For Sale

It is important to start soon, even if you aren’t selling until later in the year.

Home staging may be good, so ask your Realtor if they offer this service. This can cost 400 dollars just for a consultation, but it will surely make your home sell faster.

If your area doesn’t have such a service available, you can still look at the individual components that a home staging professional might recommend as ways to make your home more marketable. You may have to hire another professional to go this route

Fix some minor flaws that you see that you’d make even if you weren’t planning to sell. You can bet that these simple fixes can make the difference at the point of sale.

Check the paint is sun-bleached or peeling? Repainting interior walls typically can be a headache and cost several hundred dollars, but statistics show you’ll get a 150 percent return on that investment. This is also true for the outside of your home. Costs may be close to $1,000, but the return could be twice that.

Take a look at the carpet. Is it stained or showing wear? Shampooing can be minor investment that makes it look new again and encourages a prospective buyer. If a professional cleaning won’t return it to a nearly new state, then consider replacing it with a quality, neutral color. This will be an investment, but it will attract serious buyers. Check the house to see if any more floors need replacing. If it needs fixing, replace or repair it and expect to make your money back.

Although issues to the plumbing or electric in the house may not be evident to the buyer, this is something their realtor will notice. They will likely use it in the buyer’s favor to negotiate the price down, or ask you to make the repair before an agreement of sale. If you make these small fixes before the first buyer arrives, this will be one less hassle you have to deal with later on.

Some other areas may be less obvious to you, such as brightening your home, cleaning and de-cluttering, or landscaping. All this effort won’t find its way onto the realtor’s appraisal form, but it will be obvious to the buyers who tour the property. They will instantly be able to compare your prepped home to others that they have seen that are in poor condition. If you are unable to make objective judgments about the property on your own, it’s time to enlist the help of a professional.

They won’t be back for a second look if they aren’t impressed the first time.
