When you are looking at selling your home, you may need to consider how you are currently using the space and decide if that is marketable to home buyers. For example, you may love using that little niche as a craft corner, but how many homebuyers are looking for that perfect space to store their paper cutters and pipe cleaners? You need to look at how you can make the spaces in your home appealing to the majority of homebuyers. That may mean reorganizing and redefining the way you are currently using the space in your home.
Begin by packing away everything that is not essential. You need to clear away all of the clutter anyway so that homebuyers can picture their own stuff in the space. Next make a rough floor plan of your home. Look at it from a clear perspective, do not think of how you have defined the rooms and spaces, but how potential buyers will want to use that space. A couple of simple things to look for are comfortable family or living room space and an eating or dining area. Make these areas appealing to the average homebuyer, if you have drastic color schemes, you may want to consider repainting or recarpeting in more neutral colors that will match with anyones furniture so that you do not lose homebuyers that just cannot picture their grandmothers purple chaise lounge next to your orange walls, or their favorite blue sofa on your green carpet. You will need to remove any other drastic decorative touches as well.
As boring as it may seem, you will want to create neutral spaces. If you have great architectural features in your home such as crown molding, vaulted ceilings or fireplaces, consider how you can showcase them to attract homebuyers. Simple paint jobs can make that crown molding pop out and be the star of your home. A good cleaning can make that fireplace look spectacular and leave homebuyers impressed on how well you have maintained it and probably the rest of your home. Make sure vaulted ceilings are clean and if you have any plant walls or shelving be sure that those look clean also. Accentuate them with healthy vibrant plants or interesting decorative items to showcase their strong points.
The important thing is to look at everything with new eyes. Enlisting the help of a decorator would be great, but for most people is impractical. However, you can get great ideas from model homes in your area. Look and see what the professional decorators that dress the model homes are doing to attract buyers.
